Painting

Preparation

Preparation is extremely important – especially when painting a furnished apartment. Since you won’t want paint spatter on anything, proper handling of your furniture and belongings is essential. During the paint project all your small belongings (books, picture frames and knickknacks etc.) must be packed in boxes. If you so desire, the A to Z renovation team can assist you. Your floor will be covered with construction paper (or in some case with masonite), we assure that we don’t use cheap drop cloths like other contractors. We also apply blue tape to the areas that will be painted later. For example, tape is applied to the space between the wall and ceiling. Making of use of blue tape is important because it won’t pull off paint when the tape is removed.

Plastering

It is generally seen that the older the property, the condition of the walls are worse. Pre-war apartments have solid plaster walls that have been painted many times over the years. They usually require plastering. The buildings of post-war times are mostly constructed with sheetrock, which is easier to work with. Skim coating is the best but most expensive and time-consuming plastering system. This entails applying a cost of plaster over the entire surface. After it dries over night, it is sanded and another layer is applied. Skim coating usually requires three or four coats of plaster. It is is considered as nicest looking option because it makes the walls look new.  Another method used is to scrape, sand and plaster only the area where paint is peeling or the walls are cracking. Though this process repairs cracks and peeling paint but it does not make the wall look perfect. The amount of plastering you require will be based on the level of smoothness and perfection you want to achieve, but may be limited by your budget.

Trim

The term “trim” is referred to as all metal and woodwork. This includes crown and base moldings, windowsills, frames, doors, built-in cabinetry, and radiator covers – basically every painted surface that are not walls or ceiling. For best protection purpose, the trim is usually painted in a semi-gloss finish. It is very often seen that the apartment is older, the condition of the trim is worse. It usually has layers of paint and chipped or damaged areas. If you are looking for perfection, it may be best to replace it with new trim. For fixing it up a little , it is possible to fill in some bad areas then sand, prime and paint. Some apartments which are older may have beautiful exotic wood detail which may be worth stripping and refinishing. This option is time-consuming, detail oriented and costly.

Priming

Priming is the process of applying a primer or base coat to the surface to be painted. In every painting project priming is recommended and is necessity absolutely in some cases. To put an example, if you are painting an area that has been repaired or patched, a water-damaged area or making an attempt to paint light color over a dark one , you must use a primer. The material acts like glue for the paint which enables you to adhere to the wall. Even if you are running a tight budget or painting the same color, priming is recommended.

Paint Application

The best approach by far is the application of at least two coats of paint to all surfaces. In some cases a third coat may be needed. While on a budget, it is possible to apply only one coat of a special, thicker paint.

A to Z renovation recommends two brands of paints – Sherwin Williams and Benjamin Moore. Throughout Manhattan Benjamin Moore is readily available and it can be found in Janovic stores. It is the more recognized brand in the tri-state area and it offers more finishes. If you look for color swatches, that is easily available in local paint store. Though Sherwin Williams is a great national brand but it is not easily available in local stores. Since it can cost up to 40% less than Benjamin Moore , it is a great option and can save money on paint.

After choosing the color, it is obvious you will need to select a finish. Generally, ceilings are painted with a flat finish. Since it is more durable and easier to clean, bathroom, kitchens and trim are painted with semi-gloss. Other then kitchens and bathrooms semi-gloss is not recommended because it highlights every imperfection. Walls in other rooms can be painted with other finishes as desired. Eggshell is the most popular flat finish. Special finishes like pearl and satin are beautiful but are significantly more expensive.

Faux Finishing

To change the appearance of your interior space, painting introduces an endless amount of possibilities. Special technique like Faux finishing is used in order to achieve a custom pattern of paint application. During the last decade, it has become extremely popular especially in urban areas such as Manhattan. This unique finishing technique allows the artist an unlimited amount of styles and patterns to work with. The basic concept is to apply one base coat in a uniform color and then set the tone with the glaze coats. As the glaze coats are a different color, its application is added as a second or third color to the base coat. The texture is decided based on the artist’s style and application method. Different techniques and tools can be used that are more common such as sponging, combing, ragging, and brush strokes or create your own individual texture. Venetian Plaster is the most popular applications in New York city. Beginning  in the 19th Century, this application was very common in Italy and is a local favorite since it creates a marble look and a smooth polished feel. When faux finishing, the only limit is your imagination. Its usage can be throughout an entire space or only highlight one small section such kitchen back-plash.
